How We
Build It.

Construction in California is notorious for delays and red tape. We designed a 5-phase framework to eliminate the anxiety of building. Everything is handled under one roof.

Phase 1
Discovery
1–2 Weeks
Phase 2
Design
4–8 Weeks
Phase 3
Permitting
3–9 Months
Phase 4
Construction
3–6 Months
Phase 5
Handover
1–2 Weeks
1–2 Weeks

Phase 1:
Discovery & Consultation

Every great project starts with listening. We meet you on-site to understand your vision, evaluate your property, and set realistic expectations before a single line is drawn.

  • • In-home walkthrough & property measurement
  • • Zoning, setback & HOA evaluation
  • • Lifestyle needs assessment
  • • Preliminary budget range & financing guidance
  • • Feasibility report delivered within 5 business days
1
Site consultation with CRS Builders
4–8 Weeks

Phase 2:
Design & Engineering

This is where your vision becomes tangible. Our in-house architects and engineers translate your ideas into construction-ready documents—no outside firms to coordinate.

  • • Custom floor plans & 3D renderings
  • • Structural engineering & seismic calculations
  • • Title 24 energy compliance engineering
  • • Material selection & finish specification
  • • MEP (mechanical, electrical, plumbing) plans
2
ADU plans and design engineering documents
3–9 Months

Phase 3:
Permitting & Pre-Construction

This is where most builders stall. San Diego's permitting process is notoriously slow — but we've built deep relationships with the planning departments and know exactly how to expedite approvals.

  • • Plan submission to City of San Diego
  • • Plan check revisions & resubmittals
  • • HOA / Community board approvals (if applicable)
  • • Subcontractor scheduling & material ordering
  • • Detailed construction timeline finalized
3
Foundation and permitting preparation
3–6 Months

Phase 4:
Construction

Ground breaks. You get a dedicated Project Manager who oversees every trade, schedules every inspection, and keeps you updated throughout the build. No surprises.

  • • Site prep, demolition & foundation
  • • Framing, roof & exterior envelope
  • • Rough-ins: electrical, plumbing & HVAC
  • • Insulation, drywall & interior framing
  • • Cabinetry, flooring, tile & fixtures
  • • Exterior finishes, landscaping & hardscape
4
Active construction framing
1–2 Weeks

Phase 5:
Final Walkthrough & Handover

We don't rush the finish line. Every detail is inspected, every system tested, and every surface perfected before you see it. Then we walk it together.

  • • Full punch-list review with client
  • • City final inspection & Certificate of Occupancy
  • • Systems orientation (HVAC, plumbing, electrical)
  • • Warranty documentation & maintenance guide
  • • Keys handover & project celebration
5
Finished custom home handover

Why Design-Build?

The traditional model forces you to juggle an architect, engineer, and contractor separately. Design-build puts one team in charge of everything—saving you time, money, and headaches.

person

Single Point of Contact

One team, one contract, one phone call. No finger-pointing between architect and builder.

speed

Faster Delivery

Design and pre-construction overlap instead of happening sequentially. This can shave months off your timeline.

savings

Cost Certainty

Because we design with buildability in mind, you get accurate pricing upfront — not a lowball estimate that balloons later.

handshake

Fewer Change Orders

When design and construction teams collaborate from day one, costly mid-build surprises are virtually eliminated.
